4. Seller Representations and Warranties

By submitting a property for consideration, you represent and warrant that:

  • You are the legal owner of the property, or are an authorized representative of the legal owner
  • You have the legal right and authority to sell the property
  • All information provided about the property is accurate and complete to the best of your knowledge
  • The property is not subject to any undisclosed liens, judgments, bankruptcies, or legal proceedings that would prevent a clean sale
  • You are not currently under an exclusive listing agreement with a real estate agent or broker that would prohibit a direct sale (or you have obtained the necessary consent)
  • You are of legal age (18 years or older) to enter into a binding contract

5. Transactions and Closing

5.1 Formal Agreements

Any transaction between you and Jannat Investment LLC will be governed by a separate, formal Purchase and Sale Agreement signed by both parties. These Terms do not constitute a purchase agreement.

5.2 Title Company

All closings are conducted through a licensed, independent title company of mutual agreement. The title company serves as a neutral third party and ensures that: – Title is clear and marketable – All liens and encumbrances are satisfied prior to closing – Funds are disbursed correctly to all parties

5.3 Closing Costs

6. Wholesalers and Third-Party Referrals

6.1 Wholesale Assignments

If you are a real estate wholesaler assigning a contract to Jannat Investment LLC, the terms of that assignment are governed by the separate written assignment agreement between parties. These Terms do not supersede or modify that agreement.

6.2 Referral Partners

If you refer a property or seller to Jannat Investment LLC, any referral fee or compensation arrangement must be agreed upon in writing prior to closing. We do not recognize verbal referral fee agreements.

6.3 No Broker Representation

By engaging with Jannat Investment LLC directly, you acknowledge that we are acting as a principal buyer — not as your agent or representative. If you wish to be represented by a licensed agent or broker, it is your responsibility to retain one independently.

7. Intellectual Property

7.1 Our Content

All content on our website — including text, graphics, logos, images, and the overall design — is the property of Jannat Investment LLC or its licensors and is protected by applicable copyright and trademark laws.

7.2 Limited License

You agree that any dispute resolution proceedings will be conducted on an individual basis only — not as a class action, consolidated action, or representative proceeding.

Either party may seek emergency injunctive or equitable relief in a court of competent jurisdiction without first submitting to arbitration, where necessary to prevent irreparable harm.
